YTL Land and Development’s maiden offering well received

YTL Land and Development, determined to prove sceptics of its 294-acre Sentul project wrong, must be gratified with the response to its maiden offering – The Tamarind at Sentul East. Two weeks after the pre-launch of the apartment units in June, half of those offered had been sold, with sales reaching RM31 million.

The official launch was held on July 6 and 7, and at press time, total sales value had reached RM73 million with 73 pet cent of the units sold.

The Tamarind at Sentul East comprises two 32-storey tower blocks and two low-rise blocks. During the pre-launch, the developer opened two tower blocks (comprising 458 units) for sale to YTL Community members and prospective buyers who have expressed interest since the company unveiled the new master plan for Sentul in April. The developer has about 3,000 registrants for its Sentul development so far.

At the official launch, the remaining units at the tower blocks as well 40 units housed in the low-rise blocks were offered to the public. Total sales value of The Tamarind is projected to be RM100 million.

Built-up areas for the units in the tower blocks are from 1,079 to 1,345 sq ft. These are priced at an average of RM180 psf, depending on the type and floor level. (A 5.0 per cent discount on the selling price was offered during the pre-launch.) The maintenance fee, meanwhile, is 20 sen psf.

Meanwhile, the low-rise units offered at the official launch are 910 sq ft and 1,014 sq ft in size and cost RM196,100 and RM248,200, respectively.

YTL Corp Bhd took over the Sentul project – a joint venture between Taiping Consolidated Bhd and KTM Bhd – as a result of a restructuring exercise at Taiping Consolidated. The latter has since been renamed YTL Land and Development and is a subsidiary of YTL Corp. In April this year, YTL Land unveiled a new master plan for Sentul, under which two distinct areas are to be created – Sentul East and Sentul West. Sentul West, with its 35-acre private and gated park, is said to be a haven of greenery, with exclusive strata units. Sentul East, meanwhile, is said to embody a modern, downtown living with high-ceilinged loft apartments and residential towers.
Happy with response
Pleased with the response The Tamarind has received so far, YTL Corp deputy managing director Datuk Yeoh Seok Kian cites as selling points competitive pricing, location of the development and the developer's track record.

Singling out the location of the Sentul project, he says the area is easily accessible via highways. Besides the LRT and KTM Komuter, a highway has been proposed, linking Jalan Mahameru to Jalan Perhentian in Sentul.

"When people buy, they are buying into the address of the future," he says. Brushing aside scepticism of the project as a result of the "cowboy town" image attached to the address, Yeoh is optimistic that given time, values of properties here will appreciate.

Determined to prove the sceptics of the Sentul address wrong, the developer has embarked on an extensive advertising campaign that showcases the development and life at Sentul East and Sentul West. "...the images were all taken in Sentul," says Yeoh, adding that the campaign has impressed people who used to live in Sentul.

"It has also attracted people who grew up there or are currently living in Sentul," he says.

Besides those who are currently living in neighbouring areas or in Sentul itself, The Tamarind is targeted at young couples, professionals and those keen to partake of the energy and vibrance Sentul East promises.
Colour and vibrance
The Tamarind is named after the spice that is used in Eastern dishes and thus is symbolic of the colour and vibrance Sentul East embodies.

Besides the ceiling-high windows in the living room and master bedroom – to take in views of Sentul Park or the Kuala Lumpur city skyline – the units also boast modern finishes such as white ceramic tiles in the rooms and mosaic tiles in the bathrooms. The bedrooms have timber strip flooring as well.

The grounds, meanwhile, will be landscaped with unique concepts such as hanging gardens, bamboo gardens and cascading water features.

On the heels of The Tamarind launch comes Park View 1 – the maiden development to be unveiled at Sentul West. Expected to be put on the market at the end of the year, this development is currently awaiting approval from the local authorities.
